Problem učinkovite izvršljivosti najemnikove obveznosti vrnitve nepremičnine lastniku zaradi neplačevanja najemnine je rešljiv z malenkostnima spremembama dveh zakonov, ki urejata to področje: Stanovanjskega zakona ter Zakona o poslovnih stavbah in poslovnih prostorih.
